Rome, July 29, 2025. Geopolitical tensions and their economic impact do not scare those looking to invest in Rome's high-end real estate market. 

 

And what emerges from a analysis by Carratelli Holding, a group active in luxury real estate, which photographs theinterest from Italian and foreign buyers and tenants, particularly French and Swiss, in the central areas of the capital and the most historically prestigious neighborhoods such as Parioli. 

 

The average budget is around 2 million euros per property.

 

 In particular, some emblematic cases have emerged in recent months. A French client, residing in Paris, purchased a property in the Parioli district for approximately €4 million, moving his residence to Italy. Another French client, resident in London, rented a property in the Appia Antica area for €12,000 a month, with the goal of later establishing his residence there. Then there's a case of a brain drain: an Italian professional couple who had long lived in London chose the Olgiata area for rent starting at €11,500 a month.

 

“Rome continues to attract international profiles and Italian professionals returning after experiences abroad,” explains Gabriele Carratelli, founder of the holding The historic center and Parioli remain the most sought-after areas due to their heritage value and urban quality, but we are also seeing growing interest in properties outside the walls, well-connected and with privacy.

 

“There are buyers who choose Rome for cultural, work, or sentimental reasons, but often their choice is also driven by considerations regarding the flat tax for new residents: this latter segment is discreet, often reserved, but constantly evolving,” says Carratelli.
