The measures adopted by the Government relating to Phase 2 have established the possibility for Real Estate Agencies and agents to organise visits to inhabited properties, with respect to precautionary measures against Covid-19 contamination. 

 

The FAQs issued by the Government had previously only allowed visits to uninhabited properties. The Consulta Interassociativa Nazionale dell'Intermediazione Immobiliare (National Interassociative Council of Real Estate Brokerage) welcomed the new news, after it had requested an amendment to the previous prescriptions which allowed only visits to uninhabited properties. 

 

In the text, the associations have referred to the vademecum approved before the reopening of the agencies and the initiatives taken to protect workers and customers to minimize any risk of contagion. In the Vademecum stipulated by the Associations representing the category it is specified that, in case of a visit for purchase or rent, "if the property is inhabited or rented, the owner or the person who lives there will be invited to stay outside the property for the time necessary for the visit/stay".

 

Inspections of properties to be rented or purchased are therefore possible, albeit in compliance with precautionary rules such as the use of disposable masks and gloves by visitors and real estate agents, together with the maintenance of interpersonal distance of at least 1 meter between the participants of the visit.

 

Of course, it is still preferable that the houses are uninhabited at the time of the visit. A new sign of recovery, therefore, really encouraging for the Real Estate Professionals. However, the authorities ask for a careful organization of the visits, with a scrupulous use of protection devices (and good practices) and planning of the agenda in order to avoid - whenever possible - the meeting between clients, agents and tenants. The green light is therefore given to visits to inhabited buildings, with the maintenance of anti-accounting regulations:

  • use of disposable masks and gloves by the estate agent and visitors;
  • maintaining the interpersonal distance of at least three feet.
