Carratelli Holding, through its Real Estate division, is among the first in Italy to introduce conversational technology for the search for luxury properties

Florence, October 16, 2025. Carratelli Holding, through its luxury real estate division, has activated one of the first artificial intelligence-based real estate search systems in Italy on its official website.

This milestone marks a decisive step forward for the entire sector, introducing a tool that is still relatively uncommon in Italy and destined to radically change the way properties are searched for and selected.

The process is both simple and innovative. Alongside traditional search filters—price, size, location, number of rooms—there's now the option to write your needs in natural language, as if you were speaking to a consultant. You can type a simple phrase, such as "a villa with a pool overlooking the sea in Maremma" or "an apartment in the center of Florence with a panoramic terrace," and the algorithm immediately interprets the request, returning the most coherent suggestions. No more generic lists of listings to scroll through impersonally, but an interaction that brings technology closer to the way people formulate their desires, making the search faster, more intuitive, and more in line with expectations.

The introduction of this system positions Carratelli among the pioneers in the sector. While conversational models are gradually transforming the market in other countries, in Italy the use of artificial intelligence for real estate searches is still limited to very few experiences. Bringing this technology to Italy therefore means not only offering a competitive advantage to customers, but also pointing the way forward for the entire sector, opening up scenarios in which digitalization and innovation are put at the service of a property traditionally tied to emotional and identity factors, such as a home.

"Our goal has always been to anticipate customer needs, not just respond to requests already expressed," comments Gabriele Carratelli, president of Carratelli Holding. "With artificial intelligence, those looking for a home can finally interact with us naturally, without wasting time with filters and technical parameters. It's a change that truly puts the person at the center and which, we are convinced, will shape the future of the real estate sector."

"With offices in Tuscany, Rome, and Milan," adds the president, "Carratelli Holding confirms its position as a benchmark in luxury real estate, combining local experience with a drive for innovation. The implementation of this new search system demonstrates a forward-looking vision aimed at offering clients an increasingly personalized and responsive service, in step with digital transformation."
