The measures adopted by the Government for Phase 2 have established the possibility for real estate agencies and agents to organize viewings of inhabited properties, in compliance with precautionary measures against Covid-19 contagion. 

 

The FAQs issued by the Government had previously only permitted viewings of uninhabited properties. The National Inter-Associative Council of Real Estate Brokers welcomed the new regulation, having requested an amendment to the previous requirements that only permitted viewings of uninhabited properties. In the text, the associations referenced the handbook approved before the reopening of agencies and the measures taken to protect workers and clients and minimize any risk of contagion. 

 

The Handbook issued by the trade associations specifies that, in the event of a viewing for purchase or rental purposes, if the property is inhabited or rented, the owner or whoever lives there will be asked to remain outside the property for the time necessary for the viewing/inspection. 

 

Inspections of properties for rent or purchase are therefore possible, provided that precautionary measures are observed, such as the use of masks and disposable gloves by visitors and real estate agents, along with maintaining a distance of at least 1 meter between visitors. Obviously, it is still preferable for properties to be unoccupied at the time of viewing. This is a further sign of recovery, truly encouraging for real estate professionals. 

 

However, the authorities ask that visits be carefully organized, with scrupulous use of protective equipment (and best practices) and scheduling aimed at avoiding—whenever possible—meetings between clients, agents, and tenants. Visits to occupied properties are therefore permitted, while maintaining anti-contagion measures:

  • Real estate agents and visitors must wear masks and disposable gloves; maintain a distance of at least one meter between people.
