Land registry registration assigns a specific cadastral category to each property. But what cadastral categories are relevant to those purchasing properties for residential or investment purposes? Here are the most relevant ones:

Group A

Property registration: when should it be done?

L'real estate registration necessary only in certain circumstances. Among the most common:

  • - in case of new constructions
  • - in the event of a change in the status (change in the internal distribution of spaces), the consistency (extension or reduction) or the intended use of a real estate unit already registered
  •  

The second circumstance is the one that is most likely to affect clients of our real estate agency, Carratelli Real Estate, particularly in the case of subdividing a property (a farmhouse divided into apartments), changes to the floor plan, or expansions or demolitions resulting in a change in volume. A change in cadastral category is also necessary when improvements are made to the property that would result in a revaluation of the property, such as the construction of a swimming pool of at least 80 square meters or tennis courts with a drained subgrade of at least 650 square meters. 

 

In all these cases, a declaration must be submitted to the Land Registry using DOCFA (Documenti catasto fabbricati), a software for submitting land registry documents that qualified professionals use to complete and submit applications electronically. Specifically, the DOCFA declaration indicates any changes made to the property, which must always be accompanied by an updated plan showing the changes, produced by a qualified technician. 

 

Declarations must be submitted within 30 days of the completion date (in the case of registered units) or the actual habitability of the buildings. The proposal specifies the proposed category assignment and the resulting cadastral income. The Land Registry examines the proposal and may accept it or opt for a change, which is communicated to the owner. The owner has 60 days to appeal the decision.
