How to choose a farmhouse for sale

Are you looking for a farmhouse for sale? Carratelli RE selects and offers to its customers farmhouses in Tuscany, Umbria and in the most beautiful regions of Italy.

How do you choose a farmhouse? And what opportunities does the market offer today? Let's explore them together.

Agritourism in Italy: a bit of history

It's easy to say "agritourism." Tourists sometimes use this term to confuse accommodations that are actually very different.

Agritourism began to be discussed in the mid-1960s, when a type of hospitality business closely related to agriculture began to gain popularity. This type of accommodation was therefore not simply a rented country house, but a somewhat more complex business.

On the other hand, the formula was created both to meet tourist demands and to provide financial support for agricultural activities. Therefore, the owner of an agritourism business is primarily an agricultural entrepreneur. It's no coincidence that accommodation facilities are typically associated with cultivated fields (vineyards, olive groves, wheat or sunflower fields, etc.) and/or livestock.

Agritourism activities are regulated by Law 96/2006, a national law, which is complemented by regional regulations, which vary from region to region.

By law, agritourism can accommodate guests inside the accommodations created within the rural home or outside, in areas designated for camping. It can offer catering services using farm and local products, offer tastings of farm products, and organize cultural, recreational, hiking, sports, educational, and equestrian tourism activities.

Over the years, agritourism, initially considered a simple solution, has developed into a prestigious, comfortable, and refined accommodation.

Farmhouses for sale in Tuscany and Umbria

Tuscany and Umbria are the land of choice for agritourism, thanks to their fertile and lush countryside, rural buildings constructed according to local tradition and immersed in a fairytale landscape.

When choosing a farmhouse, the aspects to take into consideration are:

   * size and capacity of the structure
   * agricultural land
   * geographical location

One of the first things to evaluate is the condition and size of the farmhouse. It's important to know the number of bedrooms, bathrooms, and beds to assess the property's potential profitability.

Regarding attached land, it's important to consider the type of agricultural activity already in place. Vineyards and olive groves are always top of mind for buyers, but alternative crops may also be of interest: saffron, aromatic herbs, wheat, to name a few.

It's also crucial to consider the farm's location relative to tourist flows. This doesn't mean you can't or shouldn't invest in facilities in more niche areas; good marketing and the right services will allow you to be competitive.
