According to data from Carratelli Holding, foreign investors are showing growing interest in high-end properties in the Val d'Orcia, Val di Chiana, and Siena areas: purchases are increasing for permanent transfers, tourism, and business.

A corner of Tuscany increasingly at the centre of international attention: the Val d'Orcia records a 25% surge in demand for luxury properties in the first half of 2025 compared to the same period in 2024. This is certified by Carratelli Holding, a group specialized in high-end real estate, which has operational headquarters throughout the region and deals with the sale of historic residences, farmhouses, villas and farms in the most sought-after places in the Bel Paese.
This growth is driven primarily by foreign buyers. Germans, Belgians, Swiss, and Americans remain the undisputed leaders, he explains. Lorenzo Ermini, director of the Carratelli Real Estate branches in Siena – but in recent years we have also seen a significant growth in interest from the South American market, particularly from Brazil, and from Eastern Europe, with a significant Polish presence.”

The charm of the Tuscan lifestyle
At the basis of this boom is the uniqueness of the territory and the typology of the properties: We do not work on classic residential – continues Ermini – but only on what has a strong identity: from apartments in the most renowned historic centers, to small businesses, including farmhouses and farms. Everything that has character and authenticity finds interest in the luxury market“.

According to the Carratelli operators' firsthand experience, investors aren't just looking for a second vacation home. "There's a growing number of people deciding to relocate permanently," Ermini explains, "often thanks to tax incentives like the Italian flat tax for those who move their residence to our country. And then there are those who buy a property with a business in mind, using it as a hospitality facility or tourist rental, in a context that continues to be highly attractive for tourism."

Val d'Orcia at the top of the popularity rankings
Among the most sought-after areas is the Val d'Orcia, followed by the Val di Chiana and the Siena area. "Ours is a very diverse market," concludes Ermini, "with prices changing even within a few kilometers. This is why our work always begins with understanding the lifestyle: even before prices, the buyer must feel part of the area. This is what makes the difference, and what makes the Val d'Orcia one of the most sought-after places in Italy, for Italians and foreigners alike."

A trend that confirms, once again, the timeless value of these landscapes, where beauty is not just a backdrop, but an investment.
